Naves Maduras and the ones to come
For owners of unused warehouses and town councils with unused public spaces in l’Horta Nord and nearby comarcas in the province of València.

We already have a yes for a warehouse
We already have a yes for a warehouse in l’Horta Nord. Murals, gatherings and local produce. Doors open soon. And we want more: if you have a warehouse or a space, or you are a town council, let’s talk.
We are looking in l’Horta Nord first and then in nearby comarcas in the province of València. The property that signs will have exclusivity in its comarca while its warehouse has free space.
Terra Madura is a private agri-food association of producers, makers, restaurants, local businesses and consumers from València and l’Horta Nord. The project includes private warehouses with a handling area for huerta produce and spaces allocated to members according to membership.

A proposal for your warehouse
The written proposal for the property covers:
- Occupancy with a guaranteed minimum rent. From the first month of occupancy, with rent rising over the years, as agreed in the contract.
- A project that stays with the property. A subdivision and fit-out project, through a fixed-price engagement with the Gestora (the managing company). It remains with the warehouse owners and adds value, whether or not the relationship with the association continues.
- Monthly return from the association. Until what was paid for the project is recovered, under the terms of the agreement.
- No prior building work at the owner’s expense. No joint company, and no need to join the association.
- Control of the space. A system for managing square metres and occupancy, handed over to the owner.
Full terms are given in writing to each property, so it can decide yes or no knowing exactly what it is signing.
A municipal space put to use
The proposal for a town council sets out:
- Real use for an unused public space. A warehouse, a storehouse, a former co-operative or a disused municipal building.
- A space for producers from the town and the comarca. With a handling warehouse for huerta produce and member-to-member sales.
- Activity open to residents. Association gatherings, training and programmes in the space provided.
- Clear management and upkeep. Professional management by the Gestora and upkeep taken on by the association, as agreed.
The transfer is studied case by case with each council: a use-transfer agreement, municipal procedures and public tender where applicable.
What we look for in a space
This list guides how we study each proposal:
- Enough floor space for modules and shared areas.
- Vehicle access for loading and unloading.
- Enough clear height to organise the space.
- Water and electricity available.
- Close to huerta producers.
- Room to set up a handling warehouse for huerta produce.
- Room to set aside an area for association gatherings.
- Visible frontage and an easy-to-find entrance.
From form to decision
- You send the proposal. You tell us where the space is and what it is like.
- The Gestora visits and studies the space. We assess how it could fit into Naves Maduras.
- You receive a complete written proposal, with the terms and each party’s responsibilities.
- The owner or the council decides. The decision is made on that proposal.

Propose a space
You can propose your own space, do so on behalf of a council, or recommend someone else’s space.
You can also recommend a space
Know a warehouse or municipal space that could join Naves Maduras? Recommend it.
In the same form, choose “I’m recommending someone else’s space” and tell us how you are connected to it.
